In brief
- This website does not use cookies.
- There is no third-party tracking: no analytics services such as Google Analytics, no advertising networks, no social media plug-ins, no Facebook pixel.
- No content is loaded from external servers during your visit: no fonts, no maps, no videos, no scripts. Everything comes from our server in Germany.
- Our visitor statistics are processed exclusively on our own server, without cookies and without storing your IP address. We are therefore unable to recognise you.
- We only receive personal data such as your name, email address or telephone number if you write to us, call us or create a search profile.

Hosting
This website is hosted on a server operated by Hetzner Online GmbH, Industriestraße 25, 91710 Gunzenhausen, in its data centre in Nuremberg. Hetzner provides the server and the network connection and processes the resulting data exclusively on our behalf as a processor (Art. 28 GDPR). The data does not leave Germany.
No cookies: storage in your browser only at your request
This website does not use cookies. Only if you yourself use a particular function does the page store a small piece of information in your browser's memory (localStorage):
- WhatsApp notice: the fact that you have closed the notice window, so that it does not appear again.
This information remains in your browser and is not transmitted to us. You can delete it at any time via your browser settings. The legal basis is Section 25(2) no. 2 of the German Telecommunications Digital Services Data Protection Act (TDDDG), as the storage is strictly necessary for the function you have requested.
If you contact us
If you send us an enquiry via a form, by email, by telephone or via WhatsApp, we process the data you provide to us: usually your name, email address, telephone number, your message, the property concerned and the page from which the enquiry was sent.
We use this data to respond to your enquiry, to send you documentation on the property and to assist you in buying, selling or renting a property. Your enquiry is received by the staff member responsible for the property. After submitting a form, you will receive a confirmation containing a copy of your data and of our information on the right of withdrawal (Widerrufsbelehrung); we keep a copy of this confirmation for evidentiary purposes.
The legal basis is the taking of steps prior to entering into a contract and the performance of the brokerage contract (Maklervertrag) (Art. 6(1)(b) GDPR). We store your data for the entire duration of our assistance and thereafter for the period required by statutory retention obligations (usually six or ten years under commercial and tax law, Art. 6(1)(c) GDPR).
In order to suggest suitable offers to you, we compare your enquiries internally – and, if you have already made purchases through us, your previous purchases – with our current properties. This takes place exclusively within our company; no automated decision-making affecting you takes place. The legal basis is our legitimate interest in looking after our customers (Art. 6(1)(f) GDPR); you may object to this at any time.
Search profile
If you create a search profile, we store your email address, your language and your search criteria and send you new matching properties by email. The legal basis is your consent (Art. 6(1)(a) GDPR).
Each email contains a link with which you can change your search profile or unsubscribe. Once you unsubscribe, you will no longer receive emails; on request, we will delete the profile completely.
Sending of emails and mailboxes
The emails sent by our website – the forwarding of your enquiry to us, the confirmation to you and the messages relating to the search profile and the commission agreement – leave our server in Germany and are transmitted via the sending service of Google Workspace (Google Cloud EMEA Limited, Gordon House, Barrow Street, Dublin 4, Ireland). Google processes the messages on our behalf as a processor (Art. 28 GDPR); the transmission is encrypted. Where data is transferred to the United States in this context, this takes place on the basis of the European Commission's adequacy decision on the EU-US Data Privacy Framework, under which Google is certified.
Our mailboxes with immobiliya.de addresses are provided by Google Cloud EMEA Limited, Gordon House, Barrow Street, Dublin 4, Ireland (Google Workspace). Google processes the emails on our behalf. Where data is transferred to the United States in this context, this takes place on the basis of the European Commission's adequacy decision on the EU-US Data Privacy Framework, under which Google is certified.
Links to WhatsApp and Google Maps
On our pages you will find links to WhatsApp and Google Maps. These are simple links: as long as you do not click on them, nothing is loaded from these providers and nothing is transmitted to them. The QR code for WhatsApp is generated by your own browser, without any connection to an external server.
Only when you click on one of these links do you leave our website or open the provider's app. From that point on, the provider's data protection provisions apply, for example those of WhatsApp Ireland Limited or Google Ireland Limited.
Encryption
The entire website is provided exclusively in encrypted form via HTTPS (TLS). The data you enter in our forms is transmitted in encrypted form.
Your rights
You have the right at any time to access the data we hold about you (Art. 15 GDPR), to rectification (Art. 16 GDPR), to erasure (Art. 17 GDPR), to restriction of processing (Art. 18 GDPR) and to data portability (Art. 20 GDPR). You may withdraw any consent you have given at any time with effect for the future (Art. 7(3) GDPR).
Right to object: where we process data on the basis of our legitimate interest (Art. 6(1)(f) GDPR), you may object to such processing at any time on grounds relating to your particular situation (Art. 21 GDPR).
You also have the right to lodge a complaint with a data protection supervisory authority. The authority competent for us is the Berlin Commissioner for Data Protection and Freedom of Information (Berliner Beauftragte für Datenschutz und Informationsfreiheit), Alt-Moabit 59–61, 10555 Berlin.
Obligation to provide data
You are not obliged to provide us with personal data. However, without contact details we cannot respond to your enquiry.
Commission agreement and withdrawal
If you send an enquiry about a property for sale via our website, we will send you a link by e-mail to confirm the commission agreement (brokerage contract). If you confirm the agreement or declare a withdrawal using the “Withdraw from contract” function, we store your name, your e-mail address, the property, the wording and version of the agreement, the date and time and your IP address as proof. The legal basis is Art. 6(1)(b) and (c) GDPR.
If the agreement has not been confirmed after 24 hours, we will remind you once by e-mail. We delete unconfirmed enquiries after six months, and records of confirmed contracts and withdrawals after the statutory limitation and retention periods have expired.
