Berlin-Treptow-Köpenick: prices, rents and neighbourhood
Covering 167.73 km², Treptow-Köpenick is Berlin's largest district by area; a large part of it consists of forest and water, including the Müggelsee, Berlin's largest lake. The building stock is varied: period buildings (Altbau) in Alt-Treptow, Köpenick and the Schöneweide areas, prefabricated concrete-panel blocks (Plattenbau) in parts of Köpenick and Altglienicke, and many detached houses and villas in Friedrichshagen, Grünau, Rahnsdorf, Müggelheim and Schmöckwitz. The Falkenberg Garden City (Gartenstadt Falkenberg) is part of the UNESCO World Heritage Site 'Berlin Modernism Housing Estates' (Siedlungen der Berliner Moderne).

The district
The economic focus is the Adlershof science city (Wissenschaftsstadt Adlershof), which according to the Berlin Senate has around 1,300 companies and around 29,600 employees (2025). Oberschöneweide has developed from an industrial location into a university and creative hub. BER Airport lies south of the district and can be reached by S-Bahn (suburban rail). Treptow-Köpenick is Berlin's focal point for new housing construction: in 2024, the district accounted for 4,063 dwellings, i.e. one in four of all dwellings completed in Berlin (IBB).
For investors
Treptow-Köpenick combines a high quality of life in green surroundings with growing employment in Adlershof and proximity to BER Airport. The purchase price level is around €4,931/m² (Expert Committee on Property Values (Gutachterausschuss), 2025), and the asking rent (Angebotsmiete) of €15.60/m² is close to the Berlin average (IBB 2025). The district is growing: the population rose from 297,236 (31 December 2024) to 305,168 (30 June 2026, both figures from the Statistics Office (Amt für Statistik)). Social preservation rules (Milieuschutz) apply to only three areas (Alt-Treptow, Niederschöneweide and Oberschöneweide). Risks: the high volume of new construction (2024: 4,063 completed dwellings, IBB) means more competition for tenants; outlying areas have weaker transport links, as there is no U-Bahn (underground). The rent cap (Mietpreisbremse) and the conversion ban (Umwandlungsverbot) apply throughout Berlin.
