Berlin-Tempelhof-Schöneberg: prices, rents and neighbourhood

Tempelhof-Schöneberg stretches from inner-city Schöneberg to the southern city boundary in Lichtenrade. Schöneberg and Friedenau are characterised by Wilhelminian-era period buildings (Gründerzeit-Altbauten), for example in the Bayerisches Viertel, the Akazienkiez, on the “Rote Insel” and around Nollendorfplatz. Tempelhof, Mariendorf, Marienfelde and Lichtenrade are predominantly residential areas with apartment buildings from the interwar and post-war periods, large housing estates (Großsiedlungen) and areas of single-family houses (Einfamilienhausgebiete).

The district

Tempelhofer Feld, the former Tempelhof Airport, is today a large public open space. With Südkreuz station, the district has a long-distance railway station, and with the EUREF-Campus an office and technology location. In addition to those already mentioned, well-known neighbourhoods (Kieze) include the Regenbogenkiez in Schöneberg and the Fliegerviertel in Tempelhof. The district has 358,125 inhabitants (as of 30 June 2026).

Tempelhof-Schöneberg combines sought-after period-building locations (Altbaulagen) in Schöneberg and Friedenau with more affordable locations in the south. The purchase price level is around €4,825/m² (expert valuation committee (Gutachterausschuss), 2025), while the asking rent (Angebotsmiete) of €15.79/m² is roughly in line with the Berlin average (IBB 2025). Ten social preservation areas (soziale Erhaltungsgebiete) mainly affect Schöneberg, but also parts of Tempelhof and Mariendorf; there, modernisation works require approval, and a restricted right of first refusal (Vorkaufsrecht) applies when buildings are sold. The rent cap (Mietpreisbremse) and the conversion ban (Umwandlungsverbot) apply throughout Berlin. The differences between north and south in terms of price, tenant structure and value development are considerable.
