Berlin-Steglitz-Zehlendorf: prices, rents and neighbourhood
Steglitz-Zehlendorf in south-west Berlin is a green, middle-class residential district with the Grunewald forest, Wannsee, Schlachtensee and Krumme Lanke. It is characterised by areas of villas and detached family homes in Dahlem, Zehlendorf, Nikolassee, Wannsee and Lichterfelde-West, alongside neighbourhoods of period buildings (Altbau) and post-war housing in Steglitz, Lichterfelde and Lankwitz. The Waldsiedlung Zehlendorf estate ("Onkel Toms Hütte") is part of the UNESCO World Heritage Site "Berlin Modernism Housing Estates" (Siedlungen der Berliner Moderne). Dahlem is home to the Free University (Freie Universität) and research institutions.

The district
With an average age of 46.7 years, the district is the oldest in Berlin; at €3,000, its median net household income is the highest of all the districts (IBB, 2024). At 74.9%, the share of rented flats is the lowest in Berlin, and at 85.0 m², the average flat is the largest (IBB, 2024). The main shopping street is Schloßstraße in Steglitz.
For investors
The district offers quiet, sought-after residential areas with a high-income population and a high proportion of owner-occupiers. The average price level for owner-occupied flats (Eigentumswohnungen) is around €4,600/m² (Expert Committee on Property Values – Gutachterausschuss, 2025), and the asking rent is €15.00/m² (IBB 2025). Milieu protection (Milieuschutz) plays a smaller role than in the inner city: there are three social preservation areas (soziale Erhaltungsgebiete): Feuerbachstraße, Gritznerstraße Nord and Mittelstraße. Please note: the rent cap (Mietpreisbremse) and the conversion ban (Umwandlungsverbot) also apply here, and villas and detached houses form a separate price segment that differs significantly from the market for flats.
