Berlin-Reinickendorf: prices, rents and neighbourhood

Reinickendorf in north-west Berlin is a green district with Lake Tegel (Tegeler See), Tegel Forest (Tegeler Forst) and numerous residential estates. Frohnau, Hermsdorf, Heiligensee, Konradshöhe and Lübars are characterised by villas and detached houses. The Märkisches Viertel is a large housing estate (Großsiedlung) from the 1960s and 1970s, and the Weiße Stadt (White City) is part of the UNESCO World Heritage Site "Berlin Modernism Housing Estates" (Siedlungen der Berliner Moderne). Period buildings (Altbauten) are found mainly in the locality (Ortsteil) of Reinickendorf around Letteplatz and Residenzstraße.

The district

Two projects are being developed on the site of Tegel Airport, which closed in 2020: the Schumacher Quartier, with more than 5,000 homes planned, and the Urban Tech Republic research and industrial park. Construction of the first homes was announced to start in 2026, and according to reports they are due to be ready for occupancy in 2028/29. The district has 270,735 inhabitants (as of 30 June 2026), and the average age is 44.7 years.

For investors

Reinickendorf has a comparatively low purchase price level of around €3,755/m² (Expert Committee on Property Values, Gutachterausschuss, 2025), with an asking rent of €12.80/m² (IBB 2025). The long-term development of the former Tegel Airport offers opportunities. However, the construction period and its impact on the surrounding area cannot be predicted. Social preservation rules (Milieuschutz) apply to only two areas (Letteplatz, Scharnweberstraße/Klixstraße). Risks: the large housing estates and locations in the locality of Reinickendorf are more price-sensitive, and owner-occupation dominates in the villa suburbs. The rent cap (Mietpreisbremse) and the conversion ban (Umwandlungsverbot) apply throughout Berlin.
