Berlin-Pankow: prices, rents and neighbourhood
With 428,973 residents, Pankow is Berlin's most populous district (Bezirk) and stretches from inner-city Prenzlauer Berg to the city's northern boundary. Prenzlauer Berg is a continuous area of late-19th-century period buildings (Gründerzeit-Altbau) that was largely refurbished after 1990. Weißensee and the locality (Ortsteil) of Pankow mix period buildings, inter-war buildings and new builds. Further north are village-like localities with detached and two-family houses (Ein- und Zweifamilienhäuser), such as Französisch Buchholz, Rosenthal, Blankenburg, Karow and Buch.

The district
Well-known neighbourhoods (Kieze) include the Kollwitz, Helmholtz, Bötzow and Wins quarters in Prenzlauer Berg, the Florakiez in Pankow and the Komponistenviertel (Composers' Quarter) in Weißensee. The Wohnstadt Carl Legien housing estate in Prenzlauer Berg is part of the UNESCO World Heritage Site "Berlin Modernism Housing Estates" (Siedlungen der Berliner Moderne). At €2,900, the median household net income is above the Berlin median of €2,675 (IBB, 2024).
For investors
Pankow is a residential district in very high demand. Its purchase price level is around €5,775/m² (Gutachterausschuss, Berlin's expert committee on property values, 2025), and the asking rent is €17.00/m² (IBB 2025). The range is wide: prices in Prenzlauer Berg are close to those of the inner-city districts, while the northern localities are considerably lower. With 14 social preservation areas (soziale Erhaltungsgebiete), large parts of the period housing stock in Prenzlauer Berg, as well as Pankow-Zentrum and Pankow-Süd, are subject to milieu protection (Milieuschutz). This means approval is required for modernisation, and a restricted right of first refusal (Vorkaufsrecht) applies when buildings are sold. In addition, the rent cap (Mietpreisbremse) and the conversion ban (Umwandlungsverbot) apply throughout Berlin. Opportunities arise from continued in-migration. Yields in the sought-after period-building locations tend to be rather low because of high purchase prices.
