Berlin-Marzahn-Hellersdorf: prices, rents and neighbourhood

Marzahn-Hellersdorf, in the east of Berlin, is known for its large prefabricated panel-block housing estates (Plattenbausiedlungen), which were built from the late 1970s in Marzahn and in the 1980s in Hellersdorf, and were extensively renovated after 1990. In addition, Biesdorf, Kaulsdorf and Mahlsdorf have large areas of detached houses with gardens. Well-known destinations include the Gardens of the World (Gärten der Welt) and Biesdorf Palace (Schloss Biesdorf).

The district

The district has 297,570 inhabitants (as of 30 June 2026); the population has grown in recent years. It is connected to the city centre by the U5, S5 and S7 as well as several tram lines.

For investors

At €11.56/m², Marzahn-Hellersdorf has the lowest asking rent in Berlin (IBB 2025) and, at around €3,363/m², the second-lowest purchase price level (Expert Committee on Property Values (Gutachterausschuss) 2025). It is the only district without social preservation areas (soziale Erhaltungsgebiete), so the approval requirements of milieu protection (Milieuschutz) do not apply here; however, the rent brake (Mietpreisbremse) and the Berlin-wide conversion ban (Umwandlungsverbot) for buildings with more than five flats apply here as well. Opportunities: entry prices below the Berlin average. Risks: below-average purchasing power (household net income €2,525, IBB 2024), a low rent base that limits rental income, and large differences in quality between the large housing estates and the areas of detached houses.
